Shanghai Regents Park is a major residential project located in the Zhongshan Park Commercial Area at the Changning District, Shanghai. This project is situated within walking distance of the Zhongshan Park Metro Station. The Group has an effective 95% interest in the project. The project has a total saleable GFA of approximately 154,000 sq.m.
Phase I of the project comprising 7 residential towers with 1,010 saleable units (saleable GFA attributable to the Group of approximately 87,000 sq.m.) was completed in December 2005. All units in Phase I had been sold.
Phase II development comprises 6 residential towers with 455 units (saleable GFA attributable to the Group of approximately 59,700 sq.m.). Phase II was completed in December 2008.
Development progress
Up to 31 July 2010, the Group sold a total of 447 units with a total saleable GFA of 60,040 sq.m. at average price of RMB34,100 per sq.m. As at 31 July 2010, the Group only had 8 units with a total saleable GFA of 2,805 sq.m. remaining in this project.
